SCS Special Situations Financing Programs

Strategic Capital Solutions, LLC (“SCS”) originates, underwrites, structures and funds transactions through its offices in New York and London.   SCS structures customized financing solutions for each individual transaction.   We invest our capital in partnership with our high-net-worth investors and institutional partners.

Investment Focus – Short-Term Bridge Financing, Pre-stabilized Properties, Debt Restructuring, Cash Infusions to reduce Senior Debt LTV, Financing for  Rehab, Repositioning and Capital Improvements, Fractured Condos, Distressed Assets or Notes, Lot Development, Working Capital (real estate and non-real estate related transactions), other Special Opportunities

Asset Classes – Residential, Retail, Industrial, Office, Mixed-use, Multifamily, Condotel, Resort, Assisted Living, Hotel and  development of lots (other property types also considered)

Transaction Size  – $5 million to $60 million,  will go higher on specific transactions

Leverage – Up to 85% (Senior, B-Piece, 2nd Mortgage, Mezzanine and Preferred Equity)
SCS can provide the entire debt capitalization if the returns can be structured in an acceptable manner.

Term - Debt:     1-4 years              Equity:   3-7 years

AmortizationPayments are generally Interest only, and may include accruals or look-back payments

Interest Rate – 11-18%, depending on transaction structure

Fees - 1-4%  taken at closing from the loan proceeds

Preferred Equity Return – 18-25% IRR, depending on transaction structure

Criteria – Terms and pricing of individual transactions are dependent upon product leverage, cost basis, evaluation of the underlying asset, sponsorship and exit strategy.

Geography – US, Caribbean and Latin America, UK, Western Europe, Central and Eastern Europe and the Middle East.   Funding can be in US dollars, UK pounds, or Euros, as required.
